Built for the whole United States · launching in Phoenix
Open access to hidden land value, parcel by parcel.
LotAtlas is building an atlas of every parcel in the United States — reading the public record on assessments, sales, ownership, zoning, and incentives to surface the sites that are underbuilt, mispriced, incentive-qualified, or changing. County by county, starting with Maricopa County (Phoenix).
You're on the list. We'll write when there's something real to show.
Real updates only while the product takes shape. No spam, ever.
What we track
Every screen ends in a parcel list
Not dashboards — candidates. Each screen reads the public record one way and comes back as a ranked list of specific parcels.
- Triple-stack parcels — OZ + NMTC + LIHTC overlap
- Faith-housing sites
- Solar roof candidates
- Legalization windows
- Same mailing address across parcels
- Adjacent control
- Absentee ownership
- Concentrated landlords
- ADU room to build
- Soft sites — built small, allowed bigger
- Stacked incentives
- Multiple kinds of upside
- Recent sales
- New construction
- Demolition signals
- Zoning & assessment shifts
- Find hidden land value
- See ownership patterns
- Spot assessment gaps
- Track what changed
- Over-assessed parcels vs nearby sales
- Appeal candidates, ranked
- Land vs improvement value
- Tax-basis divergence — Prop 13 patterns

Coverage
The whole USA. County by county.
LotAtlas is built for the entire United States — every county publishes the records we read. We're rolling it out one county at a time, and the first is Maricopa County (Phoenix): one of the fastest-growing metros in the country and one of the best-kept public parcel rolls anywhere.
Growth this fast leaves the record full of lag: lots built decades below what zoning now allows, assessments trailing a moving market, incentive boundaries nobody has screened parcel by parcel. LotAtlas reads all of it, for every parcel in the county, and keeps reading as it changes.
More counties follow in launch order. Maricopa is where we prove it.
